We scan the property with a Matterport 3D camera, then turn that scan into a clean, to-scale floor plan and, if you want it, a set of 3D rendered walkthroughs and virtually staged rooms for the listing. A Matterport scan of a typical house takes under an hour on site and captures every room in one pass, so we're not manually measuring and re-measuring rooms with a tape measure — the floor plan gets drafted from the scan data. No. This service produces floor plans and 3D marketing materials for a real estate listing — nothing here is submitted to a city or reviewed against building code. If you separately need permit-ready construction drawings for a remodel or addition on the same property, that's a different scope with a different process; we can quote both, but they're priced and handled independently.
The Matterport scan itself takes under an hour for a typical house, and because the floor plan is generated from that scan rather than hand-measured room by room, drafting turnaround is fast once we're on site. Exact timing depends on how far out the scan is booked and whether you're ordering renderings or virtual staging alongside the plan — tell us your listing date and we'll tell you what's realistic.
Virtual staging is most useful for vacant rooms or ones with dated furniture you don't want photographed, since we're rendering new furnishings into the space from the scan data. For an already well-furnished, well-photographed room, virtual staging usually isn't worth ordering — we'll tell you honestly if a room doesn't need it rather than upselling the full package.
